Virtual real estate is land inside a persistent virtual world, held as property and enforced by the platform or the chain rather than promised. It is investable as an operating estate with tenants and occupancy, and was systematically mispriced when held as a passive position, because land without footfall generates no rent.

## The repricing

Between 2022 and 2024 virtual land fell roughly 72% on average, with The Sandbox down about 95% and Decentraland about 89%. The cause was not technological. Ownership worked exactly as designed; the audiences priced into the land never arrived, and value earned inside the worlds could rarely leave them.

## What still works

Rent. Throughout the entire drawdown, tenants continued paying for locations with traffic, because a tenant pays for footfall rather than for floor price. This is the distinction that decides whether a parcel is an asset or a cost: not what it is worth, but whether anyone will pay to stand on it.
